I think 1/300 is correct. When you measure the model in sheet 2 (groundbase) the width of the model is 236 mm (left to right) and the depth (top to bottom) is 94 mm.
When you measure the real building at the same points in Google Earth the results are: 70 meter for the width and 28 meter for the depth..... so according to scalemaster the scale is between 1/297 and 1/301....
